Property Inventory Rates Information

  • Inventory costs cover maximum of two reception rooms, one Kitchen, one hallway, one set of stairs, & two bathrooms/WC’s/Ensuites (either or). Any additional rooms will be subject to an extra charge of £15+VAT per room. Garages, outbuildings & loft spaces are not included unless requested (or the loft room is counted as a bedroom) POC.
  • We will only provide a price for furnished properties based on what furniture is going to be provided to the tenant.  & the amount. This ensure that it provides a fair cost across the board.
  • Gardens will be charged at an additional cost should you want them included small back garden £15+VAT / medium £20+VAT/ Large £30+VAT other poc. Add a front garden/entrance drive for only £15+VAT. It does not include a detailed description of shrubs/flowers unless requested prior but instead will be a general overview of condition and any key features.
  • Key collection is normal inclusion and an additional charge will be costed dependent on the location and return of the keys.
  • Parking will be charged to the customer at the paid rate for any on street parking.
  • Where a property is old/run down or has period features there may be an additional charge notified on viewing, before commencing.
  • We reserve the right to charge 50% cancellation fee of the agreed price with less than 24 hours notice.
  • Should any disputes arise with your tenant that you need our comments on. Fees may be advised to assist in any time spent providing evidence & findings.

Rates Explained

All rates shown above in the rates table include up to the first hours labour minimum charge. RyGas then charge per 30-minute increments at half of this rate there after should more time be required. RyGas are one of the few companies that charge half hourly after the first hour, making it fairer for our customers. We do not charge for any travel time on top of this. In some instances we may charge for parking or congestion, depending on the available parking/area. You will be made aware of any parking/congestion fee charges prior to attendance..

Common Misconceptions

“Call Out Fee”
RyGas often get asked “Do You Charge A Call Out Fee?” The answer is no, as this refers to an old style of pricing in the industry where companies charged for their labour on site and additional fees for the time spent travelling to the job. We charge for our labour/knowledge and no extra additional costs for travel time. It must be booked in for a quotation for our visit to have no fee, see what would be classified as a free quotation below.

Is it a free quotation/estimate or is it a chargeable diagnostic?
As such in all professions people’s time & expertise costs money, however RyGas do provide free quotations. How do we decide if it’s a free quotation or a diagnostic? If you the customer know what issue you have and therefore the works that need to be carried out. Then Rygas can attend for a free quotation, or we maybe able to give an estimate without visiting your property. However, if you know you have an issue and you don’t know what’s causing it and or you do not know what’s required in order to fix the issue, this comes under a chargeable diagnostic issue. RyGas will also charge for surveys, this will include circumstances such as a customer has specific requirements in which testing is required in order to meet an exact specification, to ensure an accurate quotation. A survey may also apply to works such as bathroom estimate, where the customer has no plans or ideas of products required to complete an estimate. RyGas will always ensure they make you aware if it’s a chargeable visit or a free visit prior to booking, so there are no surprises for our customers.

Hi there I have an issue with my shower pump, I know its needs replacing please can you quote me on a replacement?
Yes, we can as you are telling us what is required and we do not need to use our skill to diagnose the issue. However you must be happy that this is the cause of your issue and that the existing specification is correct for your system. This is as if it doesn’t rectify it then it would not be due to our diagnostics.

Hi there I require a new boiler; can you please provide a quotation for a new one?
Yes, as you know that you require a new boiler and no diagnostics are required. An estimating engineer can visit our property to provide a specification for the works required.

Hi there, I have a leak can you provide a free quotation to fix it?
No as we will need to carry out diagnostics to find out where the leak is coming from and from there estimate a cost for a repair (If it cannot be fixed on the diagnostic first hour). If you do know where its coming from and its not from a faulty component, we would just attend per hour to carry out a repair. Should it be a faulty component such as a tap, you could send us a picture to quote a replacement.

Hi there, my boiler is not working can you provide me a quotation to fix it?
No, until we carry out diagnostics to find out exactly what the issue is we cannot provide any costs for repair as its dependent on the issue found. As above if you know the part required and can provide us with enough information then we may be able to quote you without visiting.

I don’t have any plans for my bathroom, I am not sure what I can fit in it and I am unsure of the products I want to be fitted can you give me a free estimate?
No as in order to provide an estimate or quotation we require a certain amount of information. A lot of people provide this themselves but if they do not we are more than happy to lend our skill & time to get to this point by charging time for a survey.

I require a new heating system; can you please provide me with a free quotation?
The answer is yes we can however should you have specific requirements such as certain zones, specific output/pressure requirements that need research/testing then we may recommend a survey. This will ensure an accurate specification which would otherwise not be apparent until works were already underway meaning unforeseen costs and potential not an ideal specification. We charge for this as it takes time for us to test and then look into the findings. Should you go ahead with the works, we will deduct it from the works cost*.
